Explanatory Note

This Bill amends the Residential Tenancies Act to clarify that multiple persons may jointly file an application to the Director of Residential Tenancies to determine a question arising under the Act, alleging a breach of a lease or a contravention of the Act or to determine a question or matter arising under a guarantee agreement.

An Act to Amend Chapter 401
of the Revised Statutes, 1989,
the Residential Tenancies Act

Be it enacted by the Governor and Assembly as follows:

1 Section 13 of Chapter 401 of the Revised Statutes, 1989, the Residential Tenancies Act, as enacted by Chapter 7 of the Acts of 1997 and amended by Chapter 27 of the Acts of 2016 and Chapter 41 of the Acts of 2018, is further amended by adding immediately after subsection (1A) the following subsection:

    (1B) Multiple persons may file an application with the Director jointly under subsection (1) or (1A).
